At TIPLER, our team of architects, interior designers, and construction professionals collaborates seamlessly to guide clients through a thoughtful, refined design process. Over the past 15 years, we’ve honed a process that ensures every home is a reflection of our clients’ lifestyle, preferences, and vision. From the first consultation to the moment the keys are handed over, TIPLER partners with clients every step of the way, creating homes that are both meticulously designed and deeply personal.

SITE PROCUREMENT & EVALUATION

We often assist clients in identifying, evaluating, and securing the perfect home site. Our team inspects each property to assess its suitability, taking into account factors such as shape, orientation, topography, soil, drainage, utilities, neighboring properties, and any developer or HOA guidelines. Every site consideration influences both design and budget.

PRE-DESIGN

DESIGN — We begin by learning everything about our clients’ personality, lifestyle, and needs to form the foundation for the design.

BUILD — We document existing conditions on the site, including surveys, geotechnical reports, and any relevant permitting requirements.

SCHEMATIC DESIGN

With the pre-design insights in hand, our team translates the program into preliminary architectural and interior design concepts. We explore floor plans, site plans, and overall flow, ensuring the spaces support the way our clients live. This phase establishes the general design direction and the initial look and feel of the home.

DESIGN DEVELOPMENT

DESIGN — The approved concepts evolve into more refined designs, integrating floor plans, exterior elements, and interior layouts.

BUILD —

These designs provide contractors with detailed information for preliminary cost estimating and planning.

DOCUMENTATION

DESIGN — We develop the design drawings into a complete and precise set of construction documents.

BUILD — Final drawings are coordinated with structural engineers and other consultants to ensure all technical requirements are met.

PERMITTING

The TIPLER team submits the construction drawings and required forms to local authorities, monitors the review process, and provides any clarifications needed to secure permits efficiently.

ESTIMATING

DESIGN — Designers review finishes and specialty design features with the build team to ensure a full understanding of the project.

BUILD — The construction team coordinates scheduling and procurement for all trades throughout the build.

PRE-CONSTRUCTION CONFERENCE

Once the design and construction budget are approved, TIPLER schedules a pre-construction conference with the client, Architect, Construction Manager, Designer, and Project Administrator. We present a construction schedule, establish communication methods, and provide access to our online client portal.

CONSTRUCTION PROJECT ADMINISTRATION

Throughout construction, our Project Administrator keeps clients informed with regular progress updates, budget reports, inspection documentation, and weekly photos and videos. Client walkthroughs are scheduled as needed, and all information is centralized in the client portal.

CLOSING

As the home nears completion, clients walk the home with our team to identify any punch list items. Once finalized, a final walkthrough is conducted, the home acceptance form is executed, and the TIPLER team coordinates closing with the Title Company and Lender.

Home Orientation & Warranty

After closing, TIPLER provides an in-depth orientation of all installed systems, including HVAC, electrical, audio/visual, security, plumbing, water systems, and outdoor features such as irrigation or pools. Clients receive guidance on operation, maintenance, and programming, as well as a comprehensive homeowner manual with instructions for repairs or warranty requests..
